So let’s begin from the starting point of your new home or project.

 

Land Purchasing:  Cost differences of the construction build-out

First of all, the biggest cost will depend on the type of land selected, meaning the type of terrain and topography whether it is waterfront or mountain slope that is steep or flat, rocky or sandy, marshland, or dry soil. They all have many variables in the homes site preparation costs that vary immensely and you should take this very seriously into consideration before purchasing any type of land.

Main points to consider:

Is there proper: Road Access | city water connections | city utility power | septic | or all needed connections from main island road services that are so important otherwise you will pay that to create your own off the grid workable system | quality work labor force available in the area | local on island building machinery is it available or needs to be barged in | local island taxes | import duties | land transaction costs to state a few?

Rule number #1 for any real estate transaction the most important is Location, Location, Location, cannot stress this enough. If your property is very costly and difficult to get to, it will not rent as easily, as an easily accessible property. Please only buy waterfront or Mountain ocean panoramic view properties. These types are the only ones that rent well. (these are 99 % of rentals) that are always rented out, that are making at least $5000 to $15 000 USD per month rental income because the house sits on a beautiful waterfront, white sandy beach with direct water access, and a view that looks like a million dollars.

But do not rule out Mountain views, with the stunning panoramic sun, open spans of aqua blue ocean views that extend from morning to evening with cool breezes and lush green tropical surroundings. You must always consider in the Caribbean the sun rises in the East and sets in the West, so for buyers and renters, their first choice is always the West ocean view or West oceanfront properties for sunsets and white sandy beach access, preferably directly in front of your home or rental property.

Rule number #2 Uniqueness of your House and property Design. Don’t think for one minute if your home is the same as everybody else’s around the island that yours will get higher rental income or a better price in selling. The truth is today people want different, new more open concepts, modern design and these homes are still rare in the Caribbean real estate market, so they sell very quickly. Think of it this way, if there are 100 new cars of the same style and only 1 car that is totally different, new and modern on the island which one do you think will sell first and get the most money for it. If you guessed the new modern one then you guessed correctly. We are going by what most of our customers, real estate’s agents are saying. They want new home construction offering modern open living that rents better and much higher both in downward and upward trend vacation destination selling markets.

Now the final decision comes right down to design, price and quality of construction of your home. Otherwise, when it comes to selling your house the costs to renovate your house from the new buyer will be deducted from your suggested selling price. This is done to meet their needs for new updated design and quality finishes. So you might as well do it right the first time. The main idea is to get people super interested in your new home to rent it or purchase it. So better to design it with a new modern look for the up market.  Clients typically only design around their needs, but you also need to think of the average buyers’ needs because all houses will sell at one point and you want to maximize your sell ability and rental ability to create larger profits, so you can also get a excellent return on your investment.

Rule number #3 Return of investment, AirBnB and rental potential, preferred properties have good access to local shops, bars | restaurants and Grocery stores | Local amenities | simple easy access to the Airport and connection flights to all major US and European Airports.  I can tell you living in the Caribbean is wonderful, but living on at least 50 percent of the islands over the last 20 years and visiting almost 85 percent of them, one thing to really consider is easy access by airplane | ferry boat or water taxi, because if you need to fly into a island and then wait for your next flight to continue to connect to another island the costs and delays are high and especially if you are travelling with your entire family. I know flying to Europe and the U.S.  is a full day now and it can be the same to all the islands.  So this is why you need to really think and plan this all out.  Are you going to fly in for a weekend or a week or are you living there for 3 months or full time year around.  From a renters perspective the faster, easier to get to the final destination, is more time they can enjoy their holidays, instead of waiting several hours for connecting flights to local island. Which by the way, can be easily missed and are generally only twice a day.  Once in early morning and once in the late afternoon.  However, Connecting flights on the islands are getting much better, offering several connection flight schedule services throughout the island chains now, but still varies from island to island and most importantly can be very, expensive at $170 to $250 usd one way trip per person and private charters for $2300 to $2500 usd with a small prop aircraft. So do your research and make sure you have all the facts well thought out especially if your renting out your new home to help pay off the mortgage that will add to your monthly living income with your rental property investment.  Lots of people will not come back if it is hard to get to and expensive to reach your rental property.

Buying your very own property on an Island is a wonder experience and provides the freedoms and liberties of living in paradise at a much slower pace of stress free, healthy living. Picking your own fruits from the trees, fishing of your own dock off your beach or taking a quick boat ride to a secluded Cay and see nobody all day, or swimming and sunbathing with not a care in the whole world makes it all the worthwhile.

The skill level of labor available directly influences the costs and the materials local contractors have to select from will certainly make a huge difference in the quality and engineering used for your home.

Land prices vary greatly from Island to Island with the easiest access islands in the Caribbean being the Bahamas. The most cost-effective ones to build are on EXUMA and ELEUTHERA.

 

These two beautiful islands are probably the best and lowest land prices in the Caribbean at the moment and best of all, have all local utilities, city water, and amenities that you could ever need. Of course, the Exumas have also some of the most beautiful white-sand beaches and calm turquoise waters in the World. 

 

Many private islands in the EXUMA chain have extra access costs and without your own plane or boat  have very little amenities to offer tourists or vacationers throughout these island chains. The Exumas consist of many private little islands, many for sale, and are the vacation homes of many famous people.

 

In regards to construction just as importantly local building contractors and equipment available are very scarce and would not be able to build cost-effectively either. I mention the Exumas because so many clients ask our opinion of them. If you have a strict budget and want to build anyways, well PREFAB construction will save you a good amount of money on complete turnkey building. Especially for totally remote islands with very little infrastructure to be had and very little local trades, supply stores, if none at all.

 

Most building materials are ordered and brought into all the Caribbean Islands by Tropical Shipping since they have the monopoly share and coverage of the entire Caribbean.

Some other Islands to consider right now for easy access and great deals still to be had are

ST. CROIX U.S.V.I have daily flights from the continental U.S. and Europe.

Beautiful 1 acre lots waterfront, beachfront lot: half-acre properties starting as low as $65,000 US Dollars to $159,000 US for 1 acre beachfront with an ability to build your very own private boat dock. That is some of the best prices to be had in the Caribbean for English speaking, using safe British law or the US law system for the islands. We recommend these islands as developers first and foremost as they are showing the most promise and safest returns on land and property investments.

1./ Building on an Island does not have the same resources and qualified construction trades readily available at a moment’s notice like back home.  All products need to be container shipped in from the Continents. So shipping in materials and specialized trades are the first important point of building on the islands because almost everything is shipped in which is subject to shipping charges, duties, and port fees.

2…/ What's the step first you ask? after purchasing land to start building? You will need to hire an Architect, an Engineer, a Land Surveyor, and find reputable and trustworthy local contractors for all construction projects.  Either way, no matter, if you select PREFAB Homes or Local Island, built, even if you are intending to build you home by yourself this is required.

Costs can be as low as $80 USD per square foot for low cost, wooden housing, non insulated walls with a non insulated sheet metal roof and with wood frame construction set on posts and concrete pad footings. Windows typical are louver glass windows or Bahamian wood shutters if you decide to build it yourself with additional no labor costs.

You also could use prefab wood trusses with plywood roofing and asphalt shingles like typically used in the USA.  For around $90 to $100 US. Per square foot price. Please note that concrete homes in the Caribbean the cubic yard cost is generally twice the cost of the US or European concrete cubic yards for NOT good quality concrete. ( which is riddle with natural sea salt making the concrete very weak. Most local island concrete plants do not import the needed fresh water NON CONTAMINATED SAND for good quality required building construction,  but rather are mixing in salt water contaminated sand which is why you see so many homes with huge rust marks running down the exterior walls or white cancer powder markings on the house walls both on the interior or exterior sides.

You can literally use a nail to carve out the concrete walls which proves it is totally unsafe and structurally unsound. Especially during a earthquake or during a hurricane structural flaws could open up completely leaving catastrophic results of your home.
